Need Help With a Hoarding or Extreme-Cleaning Property?

Whether you are a family member, housing provider, property manager or landlord, Contam Solutions can help assess the property and explain the practical options for sorting, removal and cleaning.

When Is Professional Hoarding & Extreme Cleaning Needed?

Professional cleaning may be needed when clutter, accumulated rubbish, heavy soiling or squalor has made a property unsafe or unsuitable to live in.

Common problems can include blocked access through rooms or exits, excessive volumes of belongings or waste, spoiled food, strong odours, animal waste, bodily fluids, pest activity, damaged surfaces or other hygiene and safety concerns.

In some cases the priority is to establish safe access and remove accumulated waste. In others, a more extensive property clean is required before the home can be occupied, inspected, repaired or returned to normal use. Contam Solutions can assess the property, identify the practical cleaning and removal requirements, and develop a staged scope of works.

Why Professional Hoarding & Extreme Cleaning Matters

Hoarding and extreme-cleaning projects often involve more than clutter and rubbish. Restricted access, large accumulations of belongings, spoiled food, animal waste, bodily fluids, odours, pests or other hazards can make the property difficult or unsafe to live in and may need to be addressed before normal cleaning can begin.

At the same time, personal belongings may be mixed with waste and can have significant practical, financial or emotional value. The work therefore needs to be planned carefully so the property can be made safer while decisions about belongings remain with the person living there wherever possible.

Contam Solutions takes a structured, respectful approach. Where appropriate, the client may be supported by a family member, support worker, case manager or other nominated person, but the aim is to keep the person living in the property involved in decisions about what is retained, reviewed or removed.

Where professional behavioural, clinical or social support is required, this should be provided by an appropriately qualified support provider. Contam Solutions’ role is the cleaning, sorting, removal and property-recovery work.

Experience With Housing Providers, Families & Supported Clients

Contam Solutions has undertaken hoarding, extreme-cleaning and rubbish-removal projects for housing providers, property managers, landlords, families and supported clients.

These jobs often involve more than one stakeholder and may include property-condition concerns, access issues, deadlines, tenancy requirements, health or support workers and sensitive decisions about personal belongings.

Where the person living in the property is able to participate, we aim to keep them central to the process. Family members, support workers, case managers or housing representatives can assist where appropriate, particularly where decisions need to be made about belongings, access or the order in which the work is completed. Contam Solutions also provides project photographs, waste-removal records and supporting documentation for the work completed.

Understanding Hoarding & Supporting the Person

Professional hoarding cleanup is not simply a rubbish-removal service. Personal belongings may have significant practical, financial or emotional value, and decisions about what is kept or removed can be difficult.

Where possible, the person living in the property should remain central to decisions about their belongings and the way the clean progresses. Contam Solutions can work with them in a structured and respectful way, with support from a family member, support worker, case manager or other nominated person where appropriate. The aim is to make the property safer and more manageable while allowing important items to be identified, reviewed and retained wherever reasonably possible.

For further information about hoarding behaviour and the impact of forced clean-outs, see the International OCD Foundation’s Hoarding Fact Sheet.

The Hoarding & Extreme Cleaning Process

Every property is different, but the typical process is:

We assess the condition of the property, access issues, visible hazards, the volume and type of contents, and the level of cleaning and removal required. From this, we develop a practical scope of works.

Where possible, the person living in the property remains involved in decisions about their belongings. We agree how items will be handled, what is to be retained or reviewed, and who will assist with decisions during the clean.

Where required, we first create safe access routes and workable areas so the team can move through the property safely and the clean can proceed in a controlled way.

Belongings are worked through in accordance with the agreed process. Items for retention or review are separated and protected, while rubbish, damaged furniture and other unwanted or unsalvageable contents are removed.

Once areas are cleared, surfaces are deep cleaned and sanitised. Where required, this stage may also include squalor cleaning, odour treatment or specialist biohazard cleaning.

Once the main clean is complete, we review the property with the client or relevant stakeholder and identify any remaining damage, maintenance, repair or restoration work that may be required.

Contam Solutions provides project photographs, waste-removal records and supporting documentation for the work completed.
